Is your own home building on the horizon? For a lot of people, this is the dream. After all, what could be better than having a property created entirely for you? It will be built to your specifications, catering to all of your needs and wants.
While the outcome for your own home building is incredible, the journey can be difficult. There is no denying that building your own dream home will be a challenge. However, it is certainly well worth it so here are some tips to help you out.
Choose designers that have a good reputation and match your taste and style –
One of the most important decisions you need to make is choosing the right architects, interior designers, and builders with whom you want to work.
Needless to say, you need a company that has extensive experience in producing custom home plans. Not only this, but you need to look at the work that they have done so far. This will give you a good indication as to whether your style is aligned with theirs. When it’s your own home building project it’s imperative you are on the same page.
Create a detailed financial plan –
This part of the process can take a lot of time and it can be scary when you see the final figure, but it is so important because the last thing you want is to run out of money halfway through the build.
Diving right in without a financial plan could be disastrous unless you have endless pits of money. A lot of people underestimate the costs that are associated with building a property from scratch. In your plan, you must cover every cost and service, no matter how insignificant it may seem.
Yes, you may not like the figure you get, but it is better to be realistic. Oh, and you will want to add a bit on too to give yourself a buffer!
Interior Designer, Penelope Herbert from Plush Design Interiors suggests a 15% contingency buffer. “There are always unforeseen costs in every build. A realistic budget will stop you having to cut corners and a 15% extra contingency is always sensible.”
Think about your long-term plans –
It is highly unlikely that you are building your dream property just so that you can sell it on in a couple of years time. This is why you need to carefully think about what could be in the future for you and your partner.
Are babies on the horizon? Perhaps you have children and they will be fleeing the nest in a few years? You need to plan for the future for self-build success.
Hopefully, you now feel more prepared for your own home building dream.
